California Custom in 1995 purchased their city of Orange facility for $806,000. In 1999, California Custom had a need for a larger facility. GVA DAUM listed their facility for $1,625,000 - and sold the building for $1,525,000. This was a $719,000 profit for California Custom in a 4 year period while operating their company out of the building. Garris Plastering exchanged to the California Custom building, Universal Concrete Breakers exchanged to the Garris Plastering building, California Custom purchased Turner Developments new building in Chino and Universal Concrete Breakers leased their building to a paving contractor.

All the players in the four deals were clients of Chris Migliori and they all worked together to accommodate each others needs and timing. All the deals closed together and all of the Ssellers leased back the building they sold for a three to six month period. Cooperation was the key to this transaction. |
