Owner/Users Are Sometimes The Best Investors!

The Buyer/Owner-User never occupied the divisible building in Irvine because we produced another Tenant for the other 1/2 of the building at an excellent per square foot rate. Six (6) months later I sold the building to an Investor for $825,000 more. In turn, the Buyer/Owner-user purchased the second deal in Placentia (without pulling cash out of pocket). The Buyer was lucky to get his prepayment penalty waived because we used the same lender.
